100 Santa Paula

Contemporary luxury in coveted St. Francis Wood

100 Santa Paula is a rare dream house located in the heart of one of San Francisco’s most desirable and sought-after neighborhoods. Classic and timeless, it’s recently been renovated with meticulous attention to every detail. Upgraded with the latest technology and exceptional materials by one of the finest design teams, this Spanish Mediterranean masterpiece is ready for discerning new owners, who will appreciate its unique quality and the opportunity to own this home that provides upscale, contemporary, 21st century-style indoor/outdoor living within the context of a classic setting. Immediately evident to even the most discerning eye, every surface of this house oozes detail, design, style and luxury.

Reflecting grand proportions, with a large frontage on beautiful Santa Paula Avenue. From the sidewalk to the front door, reimagined landscaping sets the tone for this irresistible property, with countless features awaiting inside that separate it from its peers at the high-end of in-the-city living.

Upon entering the residence’s remarkable foyer, one is immediately struck by the home’s spacious and thoughtful design, which accentuates a feeling of openness and grand scale. The current owners worked with the award-winning design firm Sagrera Brazil to reinvent the home for today’s modern lifestyle, while maintaining and carefully preserving its original architectural integrity. The result is a perfect juxtaposition between California-inspired, contemporary living and indoor/outdoor living that abounds with space, warm colors and contemporary yet elegant fixtures.

The property is situated on three levels, with five bedrooms and three and a half bathrooms that thoughtfully share a perfectly proportioned combination of public and private spaces. With plenty of room to work from home, host intimate gatherings, enjoy large parties, or simply revel in this unique setting, 100 Santa Paula truly has it all. Natural light floods the home through oversized windows, including the redone large stained glass window leading upstairs, which accentuates a feeling of spaciousness with views to the ocean that can be enjoyed from the back of the house.

An oversized, sunken living room on the main level features original hand blown windows, an oversized fireplace and a custom standing built-in bar. This cozy area provides the perfect setting for any number of uses, ranging from formal entertaining to reading the Sunday New York Times.  Boxed beamed ceilings and tasteful balance of curves and angles add a level of drama and elegance to this area. Adjacent to the formal dining room is a separate breakfast room, which flows seamlessly into an exquisite, modern chef’s kitchen and great room.

Inside the kitchen, an oversized center island provides a feeling of scale while housing an enormous amount of easily accessible storage space, as well as a second sink. This grand, thoughtfully designed kitchen space will be the envy of any chef, as well as a comfortable place to congregate while cooking. Impressive Wolf and SubZero appliances — including a large range, oven, steam oven, warming drawer and full-size refrigerator — are but some of its notable features. A separate refrigerator, freezer drawers and a wine refrigerator offer additional cold storage. A large main sink is conveniently located next to a hidden appliance garage. Accessible from the kitchen, the walk-out deck overlooks the rear outdoor area, which provides the perfect place for a BBQ or a few chairs to sit and take in the view.  There is also a separate seating area with a fireplace, built-ins and a recessed, large-screen television that make it the perfect place to relax, enjoy views of the rear-yard, the Pacific Ocean, or to simply sip a morning coffee or wind down with an evening cocktail.  Finally, a sizable, thoughtfully organized, walk-in pantry adds additional storage.  Completing this level is a large half bathroom with a custom sink, wallpaper, and tasteful sconces.

The top level boasts a sought-after configuration of four bedrooms, two full bathrooms – both with heated floors – and a laundry center as well as a separate linen closet. The primary bedroom suite has a vestibule entry space with a separate sitting area, as well as its own fireplace, television and French doors that open onto a deck with ocean views.  This suite features an impressively oversized walk-in closet with custom built-ins and a view window. The large en-suite bathroom features a double vanity with walk-in steam shower, heated floors, and ample storage.

The lower level provides a generous guest bedroom, a luxurious office with custom built-ins, a family room complete with home theatre, refrigerated and freezer drawers, a full bathroom, a mechanical room and a finished garage that currently houses exercise equipment, additional storage and sink and a full-size foosball table. The current owners park their cars in the home’s deep, wide driveway in order to take advantage of this large, finished space for family and entertaining.

Other luxuries include built-in speakers and SONOS system throughout most of the home, a solar system, partial air conditioning, and capacity to install an electric car charger. The newly renovated front and rear outdoor spaces include an advanced lighting system, outdoor speakers, a sculptural water feature, fire pit, and a state-of-the-art irrigation system to keep all the outdoor areas looking great while being environmentally friendly.

100 Santa Paula Ave

St. Francis Wood keeps a low profile behind its gateways. Utility lines are buried underground and businesses are banned. This quiet, residential neighborhood of impressively large homes on generously sized lots is built on the'city beautiful plan" promoted by popular architect of the time, Daniel Burnham. Developed in the 1920s for the affluent families of San Francisco, with homes designed by the prominent architects of the day, including Julia Morgan, the showplace homes of St Francis Wood range in style from Normandy farmhouse to Spanish Mission, Georgian, and Tudor. The landscape architects Olmstead Brothers laid out the curving streets along 175 acres below Mt Davidson, and designed sunken gardens, loggias, fountains and pools to be reminiscent of the Italian Renaissance. While businesses are prohibited, Stonestown Mall and the commercial district of West Portal provide convenient access to shopping. St Francis Wood is close to 19th Avenue that connects San Francisco to the airport and Silicon Valley to the south, and Golden Gate Park, the Presidio, and Marin to the north. The M-Ocean View and K-Ingleside street car lines takes residents to City College, San Francisco State, and West Portal, where commuters can connect to downtown destinations. Stern Grove, with its beloved redwoods and summer concert series is nearby. Public schools nearby include San Francisco State University and Lowell High School, one of the best public High schools in the state, and the most sought after in the city.
